@ Joe Scorese I have already been approved by multiple lenders for $500K as a SF primary but then began looking at MFs. I was told there's a conventional with 3% down that I can do. I need to house hack for at least 3 years and then hold. @ Jimmy O'Connor I have some flexibility but looking to keep as much cash as I can in my pocket. Cash needed to assist with SF-MF conversion and rehab of the inherited house (it has a $70k mortgage) but its in a decent area not to far from Univ. of Penn. I'd like 3-4 MF unit in SW/W Philly or even right outside the city limit on that side of town. but willing to look around. I'm new to this so I really appreciate the feedback. I'll be in touch with you both.

Philly has to be the place as I just inherited a place large 3 story SF in SWP that I want to convert into 3-4 units so I need to be in town to work that project. And can’t live in this house during the process as it’s a total gut needing major rehab.

Taking a lot on at once.

I'm a newbie. Just sold my primary home and have some cash - wanting to buy in philadelphia pa where I can live in the unit for about 2-3 yrs and then rent out and purchase another. I really want to purchase a 2-4 MF but am having no luck finding anything. Got a realtor looking but they are just sending me the mls everyday. Each time I find something it's under contract. Any suggestions. SF vs MF, location, BRRR vs turnkey? Help - trying to jump in but scared to get my feet wet.

Hi All, I am currently beginning a similar process. Turning a single family into a 4 unit. All the zoning advice is correct based on what I've read. I going to try the zoning myself but am looking for a contractor/architect who can help with drawing plans for the rehab.  Does anyone know someone in the area who could help me out?

Also here's a link to the city's zoning manual. Very good info in the process.
