@Mark Richardson, you are thinking about ways to add value and create a win/win.   One idea might be to find an agent that is eager to grow their business and then collaborate on the best way to work together.  For example, maybe he/she gets a small portion of the deal (beyond normal commission).  Or... since listings are extremely critical for an agent's business, the agent gets all of your listings?

@Marty Summers, great question.  Tough to answer because there are so many variables.... what are the details on the property?    For example, has it been re-positioned by someone else? Or what value-add opportunities do you see?

@Randy Stout, agree with my fellow BP members that house-hacking is the way to go.  You mention that until recently you were happy with making decent money and keeping up with the Jones's.   Just curious, what changed for you?

@Travis Bodnar,  your post has me smiling because I was in your shoes back in the day.... And now, my husband traded his W-2 job to run our real estate business.   One idea  -- have you read Rich Dad, Poor Dad?  Perhaps share this book with her.  The concepts discussed were an excellent starting place for us and changing the way we thought about things.    

Another idea is to go to a couple of real estate investor club meetings together.    

Finally, to understand how you got to where you are in deciding this is something you'd like to do....how did you get interested in real estate investing?  What brought the idea to your attention?

@Brad Kaiser, agree with @Eric Thomson.   When buying we don't look at the appraisals -- only the annual taxes so we can run the numbers on a property to term cash flow.   What types of properties are you looking at?

Hey @DJ Cummins,  love the description of the refrigerator "passing away"!   Sounds like you are focused on your long-term goal and staying the course.  What type of properties are you looking for next in moving closer to financial independence?

@Carlo Rodriguez, totally get where you are coming from!   When my husband and I started out, we were in some debt but with very little income and then went into more debt to buy real estate.   More details in the BP forum post here http://bit.ly/2s0SQil.    For us, everything came down to the right opportunity/deal and weighing the numbers against your current situation.    Can I ask, what type of deals are you seeing/looking at?

@Kelly Lund, sounds good.  As @Bernard Reisz mentions, a self-directed IRA is one way to partially reduce risk (or at least tax burden)... the investment itself would still require due diligence so that you can make a calculated risk. On a personal level, I've taken risks that have failed (miserably!) and others that have paid off with the average being that taking the risk is worth it.

Hey @Account Closed,  totally get where you are coming from and factoring in your priorities/lifestyle prior to making investment choices.    Sounds like something a bit more hands-off might work best for now.   You mention that some goals can be reached later... what is your ultimate goal with real estate investing?  And then near term goal (such as higher returns, generate cash flow, gain experience?)
