My understanding is that an apartment buildings value (5 units or more). Is based on there income, not comps. So if someone has a building that a percentage of there income is down because of covid moritorium allowing people to live rent free. Then in theory this is going to drop value of building, correct?

I would like input in how people may think that this is going to reflect on market.

I started a buisiness in February. My personal credit is good yet not a lot of history. I am un able to get loans because short work history. (New Biz).. I want to begin, to build buisiness credit and I am looking for advice on this. Does any one have any suggestions. Thanks

I would be interested. I have not entered market yet, but u am a local deck builder and would like to build up a contact base.  Also would like to lent about how I could get into market.  My buisiness is young so banks wont even talk to me about loans yet.

Who knows a good CPA to use either online or in the Peirce County area of Washington state.  Will need to do some payroll also.

Take it from someone who just spent the last nine years in prison. No record prior,buisiness owner, and all arround regular guy. A lot of the men I met in prison, I would guess about thirty percent are just regular people who for one reason or another find themselves in sercumstances that are not that easy to navigate. In simpler terms Sh#t happens.

The facts are this resitivism rates for people who commit murder are super low, as well as people who spend more than ten years incarcerated. Like less then 10 %. Also people in prison are 100 times cleaner than people outside of prison. When you live in basically a closet with another grown man you respect the small space you have. I would trust that this man will take good care of your property. I would actually think twice if there were drug or theft charges.

My personal opinion is you as a landlord should be able to deny anyone at anytime.

Unfortunately for you it would appear you live on California which is an overtly liberal state. So I think there is a good chance that you are dealing with a protected class situation. You may not be able to turn them down at this point if they meet the financial criteria. Ironically enough California is also one of the most unfriendly state as far as lidigation goes. So there may be some liability.

You may want to read the book Start Your Own Corperation by Garret Sutton. If hold your property in a partnership between an LLC and a Trust. Then you can protect your protect your other properties. Navada/Wyoming corp. Non liberal states.
