Finding a team.

I can go to a REIA meeting but I don't know if that's my type of thing. So now, i'm struggling to find a good, rei friendly agent. Also have no construction connections so finding a reliable GC is proving to be high as well

Main reason I wouldn't; lack of knowledge like you said. Learning my area is hard enough and I've lived here all my life, trying to learn a place I've never been seems so daunting but it will happen sooner or later.

2nd reason; I don't think hands off investments would be good for me. Not knowing what's going on any having to get all my information relayed to me through other people. It's just scary but a lot of people do it so it can't be that bad right?

Pretty silly fears but that's what is stopping me right now.

Recently I've been thinking about private money lending. With the uproar of investors buying property most need funding and a lot would rather get money from another investor instead of hard money and similar methods.

With that being said I have a few questions about being a lender.

How do I get started as a lender?

Do private lenders have interest?

When partnering is it necessary to have a partner entity set up?

Is there a way to ensure that if all goes wrong my original investment is secure, or is that a part of the risk?

Is there always a use of escrow?

What are some risk and dangers of lending?

If you can only answer one question that would be helpful. Also if there are any articles or books that you know of on this topic please let me know! All information is helpful! Thank you <3

Hey Carl! Thanks for the kind words.

We are on our 6th property thanks to the power of partnerships. When I began investing I only had about 20K liquid capital + HELOC (50K). This capital didn't last long of course, but I was able to work with a few partners that didn't have any real estate knowledge but had capital they wanted to invest. I also utilized borrowing from Roth IRA (contributions only, not earnings) and general frugality (we are renting two rooms out of our house in an attempt at "house hacking") to save additional capital to invest.

When you decided to get into REI what was your why (your drive) to get into the business and succeed?

Personally, my why is to past my knowledge on to others, specifically, those less fortunate and unsure of where they will go in life. I want to be able to give young adults the prospect of another path that they can go on as adults.

If you're just staring out, if you're a seasoned veteran or if you've lost sight of your why and need a refresher. Discuss what your why is because it will encourage me and hopefully others too <3
