Is there a bigger benefit in paying cash vs finance when you house hack?

@Devin Banner due diligence. Why is this person selling a home for 55k when it's worth 200k+ if it's in excellent condition. It could potentially be a great deal but be careful.

I'm new to the real estate business. And want to read more books about it. Can you guys recommend your favorite book whether it be directly related to real estate investing or not, and it what way it has helped you!

So far I've read the following books;

- Think and grow rich

- The four hour work week

- How to win friends and influence people

- Your money or your life

- The millionaire next door
