@Carlos Lez Do not engage with this. Roommate issues need to be worked out directly between the parties involved. If it's a criminal matter, refer to the police. If it's a civil matter, refer to a legal professional. If you need a response, "what did they say when you talked to them about it?" Put these house rules into writing in your lease and put yourself out of the equation.

Wow.  I knew cost of living arbitrage was a huge factor in homeowner migrating to Atlanta, but it's encouraging to see an exponential growth in industry coming here, too.  Housing price increases are much more justifiable if it's supported by growth in industry.

How soon to buy in the area?  Ideally, 10 years ago.  Since, that's impossible, I say get in today.  Once the jobs are here and people are relocating, it's too late.  The markets are highly efficient, so once the certainty and tangibility of the facility are there, buyer's psychology will kick in and drive demand, but it will likely be too late for most investors.

Hi, all. I've been buying and renovating houses in Atlanta with the BRRRR method since 2014 with a decent sized portfolio under management. I'm looking to connect with other Atlanta investors that are executing the BRRRR strategy or interested in learning how it's done.

Is anyone aware of an Atlanta-based BRRRR meetup, mastermind, or any thought leaders on the subject?

I totally agree with Chris, above.  I would also add that I recommend a loan servicing company to take out the friend-to-friend aspect of it.  I've used FCI for quite a few deals.  It can be a little bit of a hassle to set up, but nothing beat the legitimacy and credibility it lends you.  They've got a loan dashboard, customer service, autopay, practically push-button foreclosure, escrow accounts, and regulatory oversight.  Feel free to DM me if you want to compare notes on private lending.

It really depends on the scope.  Adding beds/baths/square footage or major repairs spanning multiple trades? Get a GC.  If it's mostly cosmetic updates or 1-call trades (call a roofer to fix the roof, call a floor guy to finish the floors), then I would say a GC can't add much value over a handyman and the return on your own efforts.  

Feel free to DM more details and I'd be happy to give you my opinion based on my experience.  I run a handyman/maintenance services company and I also work as a project manager under a licensed GC.

This really isn't true.  There was a very poorly conducted and fully debunked piece of so-called journalism that publicized the high crime rate in East Point.  For the most part, it's a safe, quiet, little town that's great for investors.  Go for a walk on nearly any street and you'll see what I mean.
