Hey Nicholas thank you for the response! I found a real estate investment club that meets so I am going to try that out. They seem to be more SFH but it will be good networking and learning I’m sure. 

got my LLC made and am ready to get my first property so any help is appreciated! 

 Yeah I am sure you will find some varied investment experience. I would also start looking to develop some key relationships. Agent, contractor, PM if you need one.

@Ahmed Aboelela we use Turno. Software that sends a request to our cleaners. They confirm and tells them the window of time. They then come and payment gets processed through the software!

@William Trabold Will your partner be in the home? If the answer is no 50/50 only works if you "pay" rent into the home also as a part of the deal. Lets say its 1k a month on a quad, your partner would be losing out on 25% of income, while you would actually be getting the full 100% plus some on the break from living expense.

@Brendan M Hornung what's the long term goal of this person? In my shoes I would want the stability of the cash flow and look to leverage as a long term rental through a PM.

Some folks want to cash out and reinvest the new found equity in a higher producing asset. 

On the rehab tho if you want to rent it out dont over upgrade. Renter finishes would be cheaper than the seller finishes.
