Hi everyone! I am a new licensed realtor and i recently came in contact with an investor that had questions about the DEA flagging a property for drug trafficking in 2005. Is this a material fact that needs to be disclosed? Also, is it considered a stigmatized property? How long until it gets dropped off the record if one would replace the tenants and remodel? It wasn't a meth lab, just a drug trafficking house i guess. Anyone have any similar experiences with this?

So your paying 41% of the profits until you pay the the money back?

@Payton Pearson how did you structure the deal with your parents ? Mine are willing to do the same but I don’t want their money in the deal long term, looking for ideas.

Just curious on how people go about after acquiring a property with tenants on a month to month bringing them into contract. Evictions if necessary?

@Jeremy Mangen you would have to wait the year out in the triplex if you used FHA to buy it. After the year is up you could house hack again using 3.5% down FHA

Anything is possible my friend! Are you taking more or less about real estate wholesaling ?

Ive heard too that fannie mae only allows you to have 5 mortgages while freddie mac will allow you 10. That being said, find out which banks sell their mortgages to fannie and which ones sell to freddie and go there.
