Hello, Jay. I'm not certain how one can bypass the 60-day hold requirement by some banks. However, I do know of a hard money lender/transactional funder whose sister company has an extended funding program (up to 12 months, I believe) for wholesalers to resolve this issue. This program is strictly for those who will hold the property for 60 days prior to flipping it to an end buyer. The company is called One Day Funding, Inc and can be found automatically via a Google search.

Hello, Isaac. In order to get the details of the owner of the property that has an expired listing, simply access the public records of the county/town that your subject property is in. By reviewing the details of the property via public records, you'll be able to get the home owner's name and address. You should be able to get said information online by visiting the county/town official website and following the links that will allow you to do a property search. Plug in the address that you have on hand as the expired listing. Sometimes, the owner's address may be different than the address of the expired listing. If that's the case, send a mailer (if you're planning on sending a letter/postcard) to the address that's listed for the owner in public records. If you wish to call the owner, you can take the name and address that you've found in public records and go over to www.whitepages.com and plug in the owner's name and zip code in order to see if a telephone number is available. Just be certain that the name you find in public records is the exact name you research on whitepages.com, as there may be multiple results. I use this method personally. I also will use the reverse address feature on White Pages, and you could do that too. Just plug in the address that you retrieve from public records.

Hello, Thant. I'm still learning the Philly market, but have been involved with settlements on investment properties with a couple of partners. I'd say for landlord deals, based on my experience, South West and West Philadelphia and South Philadelphia (Point Breeze, Grays Ferry, Whitman, and Newbold, just to name a few) are prime areas as well as Olney, Kensington, and the Frankford, Bridesburg, Tacony, and Torresdale sections of NE Philly. My list is quite small, but hopefully it brings a bit of clarity. As a Bucks County resident, Bristol Boro and Bristol Township are great rental areas as well as parts of Croydon and Morrisville. There are many other regions, but the ones Iisted are based on personal experience.

I'm not a landlord, but perhaps folks prefer these types of investments because of the abundance of properties available and because of the highly competitive numbers at which these properties are priced.

Good morning, Ashley. Thanks for responding. We were able to get the sellers down to more than $20K off their list price - which I'm excited about. The home is practically in move-in condition with very minor upgrades needed. One of my guys assured me that I'm investing on the right block. It's on Hazel Avenue.

All due diligence was done in terms of recent home sales and homes that are active listings.

Hello, everyone. Are there any folks investing in South West Philly? If so, please respond to this thread or send me a message. I'm negotiating a lead right now (MLS lead) on a home in Cobbs Creek. A decent block, based on the feedback of one of my contractors. Philly folks, I'd like to know your thoughts and experience with this part of the city.
