Welcome Alex! I am new to. Just got here tonight. Saw your comment about midwest. That is home for me so stay in touch. I live in Western Wi, just a short drive from Minneapolis/St. Paul. I am investing in my area of Wisconsin currently. Developing a good team of folks so if I can help with my limited advice, let me know!

Hi everyone! Started listening to BP about a month ago and I am hooked. Really enjoy the pod casts and have almost listened to every one. I am a fairly new investor, own 5 doors in two states. One is a vacation rental, one is a town home and the last is a tri-plex. Looking forward to the next acquisition and learning from everyone. Good Investing. Neil

You can never escape the risk of loan liability unless you can cash pay of course. But, using the investment calculators here and on other sites you should be able to accurately predict your Rent to loan coverage ratio. If you are conservative enough and pick the right properties in the right markets, you should easily cover your loans. My properties can sit empty for months and I still cover my loans. Of course I hope that does not happen and it hasn't to date. You also need to figure in vacancy, management, expenses, fix up costs etc. and make sure they cash flow from day one in your analysis. The investment calculators available out there do this, and take your performance out 30 years so you can see how will perform. I look at my RE as one sector of my overall plan. Read, Listen and study before you jump in.
