Buying off market distressed properties will allow you to instantly capture more equity. Create a great relationship with reputable and honest wholesalers or licensed agents who specialize in off market distressed properties. They will bring you deals that are not available on the open market. Less competition, more equity. The Dallas-Fort Worth market is hot. You will not find any great deal that will last long enough on the MLS.

@David Y Mei 75215 and 75216 are no doubt some of the lowest rated neighborhoods in Dallas County. They are a relatively lower income population. More than half of properties in these zip codes are rental properties. I think people tend to have a prejudice of low income renters = high likelihood of inability to pay rents. As long as you vet your renters, do a thorough background and rental history check, you should have little to no problems. Overall, the cash flows are great in these areas. Median home prices in these areas range from $140K to $155K. Average leases for a 3/2 ranges from $1,350 to $1,500. Buying at 80% - Rehab or under would easily exceed the 1% rule.

Agreed. Off market distressed properties allow you to capture more equity. Stay under $250k ARV as it is easier to achieve the 1% rule. Jon pointed out some great areas. 3/2/2 brick usually does best. I would also like to point out other sub-markets that my investors have had success in: 75215, 75216, 75227 and 75228 (if you do not mind the hood), Duncanville and Lancaster.
