Thank you James. I didnt understand much in depth of the word eviction. However I finally googled it last night and now understood the person associated with the word eviction. Thank you for you reply James.

I have 2 rental properties but really new into the process of finding tenants myself instead of going through agent. I have heard mixed advises from real estate agents about the credit scores. About the crimes, I can tolerate speedinfpg tickets but not all other kinds. I absolutely said No to eviction but this applicant I met has informed that it was not from him. So that is why I tried to understand why he got that eviction from the report. I have posted this property on market for 2 weeks now and have turned down a few already. This young man today looked very professional and has a good monthly income so that's why I try o understand his reports. 

Thank you Sue for your insights. I have informed the applicants my criteria when they called me over the phones. And yes, I have turned down quite a few already after the reports came back from the TransUnion. This young man today told me that his credit history is good and so is his background. I showed him the house and he was still willing to let me run the profile check on him afterward. And now I saw the reports back from him and tried to understand what they are. I can tolerate speeding tickets but I can't tell that from the report. Plus the eviction, I don't know what that neither. I'm not experienced about cases when people get evicted so I don't know how servere this term is when an individual gets that in their record. But I'm taking your insights to better say No than try to understand and open my heart to this type of applicant and will end up with troublesome for me later. Thank you sue!!

The applicant has his moments monthly income = 4.3 of the rental monthly and I'm renting the house for $1400 a month. His credit score is 586 and his criminal listed 7 items and his eviction listed one item. I'm trying to understand what are these crimes and eviction he got. He is super interested at the house after saw my post on the Internet and tried to completed the application before he came by to check out the house physically: filled out the application ahead, provided paycheck stuffs even I didn't ask for, requested the credit & background check from a site called Houserie.com and emailed me the reports. When I looked at the reports he sent, I saw 7 crimes and one eviction and the applicant informed the crimes were speeding tickets and the eviction was related to dorm back in college that his roommates didn't pay. He graduated & left and his roommates were still living there at the time. Since the reports from Houserie are not details & descriptive as the reports from TransUnion, I decided to run his background check using TransUnion. The reports from TransUnion also show 7 crimes & 1 eviction but I don't know what the of violations were the crime and what was the eviction about. If you know to where I can get them clarify please let me know. Thanks.

I have showed the house pass couple days and I provided the prospect tenants my criteria verbally. I will take Penny's suggestions to type up the criteria and assert that along with applications. Hi Jim and Kevin,

Her low credit score due to negative credit history ( a few collections). She is a single working mom and when I looked at her credit history, she has so many things on her plate. The moving day is July 1st and I asked her to provide one month security deposit this weekend  Saturday June 12 (I asked this before her credit history result came back) and she said that if I could let her wait until June 24th because she just paid for her son's graduation party. So I am not so sure how she is with on time on rental payment. I gave her the application early this week and I still not received it back yet to verify her employment and leasing history. I had made the decision to pass on this one as I dont want to be in the bide later. Thanks for your feedbacks.

I need your feedback please. The prospect tenant is a single mom living with 2 teenagers. She is working and taking master degree as well. I just use the recommended link to run her credit score check. The result shows a poor credit score of 521 and the monthly income is 2.8X monthly rent and the recommendation is decline. Her best friend who lives in my subdivision introduced the prospect tenant to me. She is moving into my subdivision because her kids go schools nearby. She is renting a house right now and she said it is cheaper but too far away for her kids' schools. Would you recommend me to rent it to her? She is very nice lady but I really don't want to deal with headache later. If I will have to reject her. Do I simply just tell her that her credit score is poor? Thanks for your feedbacks.
