@Michael C. Though buy for a first deal. Here's my opinion. I know the area well. I doubt the rent is 950 for a 2br/2b in a .5 mile radius of mcpherson marta station, that is not immaculately renovated. Hard to imagine putting only 3k in to get  a value north of 80-85k. I would expect min. 10k in repairs to avoid the tenant calling for maintenance every month.  A home can be inhabitable, yet need thousands in repairs. You can do better than that!

@Brolin Whitaker It is possible. I've been trying to get every wholesaler I come across to partner with me on that very idea. Once you start dealing with a licensee to list though, there are some very important disclosures that we have to make with your seller. A lot more details involved, but it can be done. 10K may not be bad when you consider what it will take to run the ductwork. The space could be tight. I could also see this down between 6-8k from my guys.

@Matthew Norrod I would buy Multi-family now. There has been an increase in multi listings recently and the prices are moving up.

@Ara Jo You really have to know the area around Bankhead hwy. The eastern part of bankhead is near the ATL Beltline project. The reservoir area is getting some chatter, among other pockets. I think the more successful investors in that area or local. There are a lot of companies/agents that will sell you anything to get a commission check, so be careful. Multi-family units under 200k are generally going to be in challenging or transitioning neighbourhoods. Personally I prefer suburban multi-family. There are some nice properties available under 200k right now!

@Michael C. Hello. ATL is a great market for what you are trying to do. The key is having the right people here to assist you. @Ryan Johnston is right on, there is a lot of multi-family activity right now. I may have one or two pocket listings.
