@Jordan Whitworth you have the FHA play on a 1-4 unit. Live in one unit for a the required time. I know of an unlisted 4 unit that may entertain offers and a 8 unit that is available. FYI I know Conyers well.

As long as your PM is a vendor with AHA you will be fine. There are some docs to fill out with AHA notifying them of the change. Your PM should be able to guide you through the process. Or just call AHA.

What are your plans for the work space? Store front, office only, delivery bay?

Hi @Charles Rogers, I would look for a value add opportunity on 5+ units. You can get a commercial loan that will be based on the asset income, when it's 5+ units. You may need more than one property to reach your goal of 10k net.
