You have some great answers, but I think @Jay Hinrichs gave you the best anwser. Since you are just starting out you should read a few real estate investing books, listen to the BP podcasts (they are great!), and ask more questions on BP to educate yourself more on real estate investing.  You need to understand fully how you will make that $5k, as well as how you risk losing that 

$5k! My line is open...

You should reach out wholesalers, lenders, agents, etc. I am an investor friendly broker, property manager, and I invest as well. We just looked at a duplex in Lawrenceville last week!

I agree.Your offer should include a purchase and sale contract, POF, and as-is condition. You want to make the deal as easy to read and understand as you can.

Lender mortgage broker loan officer financing georgia

I need some adivice. I have a client who want's to start investing in real estate. He is interested in multifamily or a flip property. He is concerned about the type of loan product to apply for considering that he is self eemployed with an average gross of 75k and net under 15k (w2) last two years). Credit score is @ 800. Debt is 60k in student loans (monthly payment is $0). Mortgage is 92k 670 month (rented for 1100/month). CC debt 6k. 

Some concerns are owner occupancy requirements, seasoning, and down payment. 

How can I direct him to the right financing product?
