I am getting ready to rent out my first investment property and am trying to figure out what incentives, policies, etc. to put into my lease. I would like to hear some of the biggest/most common problems other investers have had with new tenants, what they did to correct/guard against these problems, or any other advice that might be useful in making out my first lease. Once I get some replies, I'd like to turn this post into a poll. Thank you.

Let me bounce this off y'all: I was thinking about offering free high speed internet, as well as free phone service, via packet8 or some other VOIP company that offers unlimited local and long distance. It might even be possible to find some package deal that would let you include cable too, for not that much more. Seems like it would kill two proverbial birds with one proverbial stone. Not only would it be a nice incentive, it would ensure that you always know your tenants phone number.
It may be rediculously clear to everybody that I am a complete newbie. If it is, I'm counting on you to set me straight. Thank you.

Yeah, partners are for dancing; twice the risk and half the profit. I got into a partnership before I learned anything (not that I know that much now) about investing. Once I've taken care of all the loose ends, I'm going to break away and go solo. Until then, it's a nice springboard; makes larger investments more affordable in a shorter amount of time. Thanx for your thoughts on laminate; I see it the same way.

Hi all, I am in the process of renovating my first rental home, and have run into my first problm: my partner wants to put carpet down; I think laminate (or some other durable floor covering) would be better in the long run, if not more expensive up front. Both would look good in the house. Any instight/advice/experience anybody has would be much appreciated. Thanks in advance.
