Hey there, @Joseph Druther! Congrats, sir! I truly admire your courage. Your situation sounds very similar to mine in a lot of ways. And I'm about 6 months behind you! But one thing I've been contemplating and would like to ask you is how do you plan to continue to grow your business without your 9-5? Does your wife work? You know the banks can be a lot more difficult without a W-2. Is your wife very supportive of your decision?

Thanks so much everyone. Shopped around, and ended up choosing a 95%er because after rebates, it was only about $120 more than the 80%. Thanks so much for all the input.

I appreciate all the input guys. But no one is telling me what you put in YOUR rentals? Was just hoping people could tell me what you use when you have to replace  furnace.

yes it is natural gas. House is about 1600 sq ft.

So is 80% okay? Or should I get 95%? I don't know what the lease efficient one is. Is it 80% or is there one lower?

It's a single family,  so no, I am not paying utilities.

Hi All,

I have to buy a new furnace for one of my rentals. What efficiency is everyone buying? 80%? 95%? 96%?
