i FOUND A DEAL IN MILWAUKEE, ON GARFIELD AVE , do anyone know the area well? IS THE AREA GOOD OR BAD? IS THERE POTENTIAL FOR APPRECIATION?

Thank you all for your input.  I am actually looking into North Newark/Weeq. Section.  Multi Family around the $200K range and under.  Don' t mind making some cosmetic repairs and upgrades but would like it to be minimal.  I have a couple properties/condos (which was bought in a partnership) in South Jersey, they cashflow okay.  If I were to acquire a single-family in S Jersey I would be okay with that, taxes are pretty low there, as long as the numbers work.

Where would you say is the best places/areas to invest in multi-family investing in New Jersey?  What about single-family investing?
