I want to see if there is a local lender/banks that have a program where they would be willing to allow an investor to open and deposit $50,000 of their money into an escrow-like account, while giving investor a line of credit of $500,000 for real estate investments.

Do anyone know of such program or have willingness to venture this route? 

Conventional Loan have too much requirements  and hard-money while has its place in real estate, I would like to see other options if avail.

Ideally I would like to start in the DFW areas and but wouldn't mind spreading out anywhere in USA where I can find properties that I can buy n hold getting as close to 2% and 50% rules. 

Im very patient and willing to wait for the right deal. Currently the condos in NJ have given decent cash flow. So I been fortunate with that thus far.

A small group of us have purchased some condo units in NJ in last year ranging from 10-15k each.

Now I want to bring our attention down here in TX where I feel appreciation value is higher, lower taxes and better schools in general.

Do anyone have listings, or selling or anything to help finding certain profitable properties? It can be rental properties or small fixer upper properties or combination of both.

Great Advice Darrell, I have to dig into research on taking over a payments via foreclosure route.  

Hattie, thats exactly what I was looking for but have no idea how to search for that.  when I google alernative mortgag loans I find HOMEPLC and another company. Both want to a cut from appreciation and charge another high on monthly rates.

Dallas,TX area which include surrounding cities such as Carrollton, Plano, Addison etc.

I currently in process of looking to purchase a home as primary residence.

However, I cant go conventional route due to recent BK and Shortsale from a divorce that lagged on.

I have been offered deals from HOMELPC and a private loaner looking for:

Home price $250K      Rent: $2500-$2800 +/-      Down Payment: 10% 

And even split on appreciation of home.

Are there better options out there?  Mind you I am aware, I wont get any great deals in comparison to conventional loans.

I wanted to put in 40-60k down with private lender hoping to have a friendlier deal, as I'm putting quite a bit down for a 250k range home.
