Hi! We are wholesalers that are trying to get our first buy and hold in the Houston area, but live in AZ. We don't have the cash now, so we need PMLs. Anyone out there one?? Or have some connections we can get in contact with? We get a bunch of deals each month.

So when sellers state that they don't want to tell you details about their property they want to sell (ie, the mortgage balance), and they just want an offer.....what do you tell them? People don't buy a restaurant without knowing the profit and losses!!

We do different lists we have purchased AND work with wholesalers and realtors. You have to work as a team with people, not against them!

So we have a seller who wants to sell his property for $49,000. He already has a buyer (the contractor doing the repairs on the property wants to buy it). The buyer will pay 10% down of our asking price, with an interest rate is 8%-10% and a term 10-20 yrs.

It sounds like he is wanting us to carry the note, but we are trying to have the seller hold the note, not us. Suggestions?

My partner and I were looking to wholetail a deal and this is what we came up with...are we right? and why or why not?

What we'll list it for: 185,000

subtract 3% buyer fees - $5,550

flat listing fee - $500

Sales price - expenses - $178,950

We buy for $162,000

Closing costs - $4,860

holding costs of 8% interest only for 90 days - $3,370

Total cost - $170,230

Subtract everything from top to bottom and you get what we (should) walk away with, which is: $8,720

I agree it is very difficult to run a business with an infant and no childcare. My husband and I work on our wholesaling business together, but his end is more part-part time and I'm trying to do it full time with a 9 month old active boy! You have to be focused during nap times and make time to play with your baby. They need that attention now.  Business will come - you may need to wake up an hour earlier or stay up an hour later to get some things done. I get up an hour earlier so I can workout, do my devotions and get my head on straight for the day. Does it always workout the way I planned it? Nope. But you do what you can
