Hello fellow investors!

My husband and I currently work in the Houston area, wholesaling and searching for buy and holds. We have a couple properties we would like to buy and rent out, but need either a private money lender, or hard money lender (maybe both?). Any of those out there??? Thanks in advance!

Hello,

So we have a seller who we have been dealing with for a couple months on his set of properties. There were issues with the original deeds not having the mete description on them, which took an additional 2 weeks for the title companies to figure out. We are all set to close (HUD statement prepared and created) and now the seller doesn't know if he wants to close or not because our original contract with him expired on April 4th. Can he do that since everything is all set at title and HUD prepared?

I have a couple questions. I have about $25K in a self directed IRA. I want to use the money for purchasing a rental property for our real estate investing business. How would that work? Can we use part of it (being the cash) as a down payment and the rest uses a conventional loan?

Second, can I pull money out of it to put as a down payment on our first personal home? I want to make sure I understand the ins and outs
