Targeting areas and your results

Hello community!!

I am starting a campaign. I was going to target an area in North Houston where the median price is 150k. These houses move quickly on the MLS and is good rental area. I am wondering from experienced marketers what has been your results? Best areas? (I know this can be relative) best list criteria? Post cards or yellows? Any other tips or tricks of the trade?
