June I bought a SFH in Houston, TX. 5 weeks from buy, rehab and rented out 2 year lease.

August I bought a SFH just outside of Cleveland, OH. This is week 3 of 6 for rehab with intent to rent out.

Now I'm looking to go bigger.  5+ units get in the commercial game.

I live I Coconut Creek and work in Fort Lauderdale.  We should all meet up and chat RE.  Like Yaroslav this local area got to hot for me so I jumped shipped and invest out of state.  Not that it helps any with your situation Benoit. 

I tried house hacking here locally but couldn't find the right place and when finally found a couple got out bid by other investors.  I stuck mostly to Coral Springs and prices are up there that's for sure.  From what I'm hearing and seeing multi-plex owners down here are asking for top dollar and investors are giving it to them.  I'm sure you can find the deals just have to search harder than I did.  Would love to get involved in something locally though, OOS investing brings along with it different experiences which at times can be very challenging.

Managing the contractors was a bit of a challenge. Contractor induced delays but when all said and done I purchased, rehabbed and rented all in roughly 5 weeks. Just received my second months rent on a 2 year lease. Worked out good. Now in the middle of a rehab on a SFH in Cleveland, Ohio. Will see how this goes about 2 weeks in on that one.

The wholesaler that I bought the house from also acted as a quasi project manager for me so that was helpful. 

Thank James Wise and Caleb Heimsoth I did my own here in Florida no big deal but it's the questions I need help with. Can my Florida LLC be the manger of the Ohio LLC? is that a series LLC and if so which one has to be the series the holding LLC or the individual LLC? Questions like that.
