@Avishay Stav finding flips anywhere on the MLS is going to be very difficult. Even finding deals through wholesalers can be tough and competitive as well. There are a lot of people who actively flip and the best wholesalers who actually have good deals (not all wholesalers are created equal) have a lot of buyers looking at their deals too. Like someone else said, your best margins are direct to owners, but that usually takes time and money to do so. It's probably easier, quicker, and smarter to do a few smaller margin deals through wholesalers, have some capital and then also start doing direct reach out yourself. That way you're building a track record and making some money until you can start to build up your own pipeline of deals to take down.

Hi Avishnay, I know Andres and his wife Luz personally and they are a great resource to have in the Jacksonville community! My husband and I are also local to the area and primarily flip and hold rentals. We purchase a lot from wholesalers so I would recommend trying to get on as many wholesaler's lists as you can.

With MLS, it is competitive here so I'd recommend trying to make your offer stand out amongst the others (i.e. great terms). Sellers want an easy guaranteed transaction.

Good contractors are always hard to find. Cameron Gaskill with Suncoast Renovations is a great resource as he is a contractor and investor himself. He is not the cheapest but you get what you pay for.

Think of it like learning anything else... elite athletes pay coaches to help them compete against the best. They don't do it alone. In my opinion, paying for a coach is going to help get you to where you want to go faster especially if you are brand new to wholesaling. However, finding the right fit for you and vetting that person is going to be extremely important. If you aren't in a position to invest in a wholesaling coaching program right now, I'd recommend searching Youtube for free guidance. There is tons of information out there available. It just comes down to putting in the work and not waiting around on others to get you to where you are trying to go. Hope that helps!

 Agree with Corby that some of the connects you make on here would be great resources to ask! Another way could be by searching for properties that are listed that you like the photography for or interior design on and reaching out to those agents. I've found that many are happy to provide their contacts since most agents can't keep these people busy enough on just their own listings. For PM, we found ours through networking and talking with other investors.

What we've done is use the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) method. We've done this many times where you purchase a property at a discount with short-term financing/bridge loan, rehab it to increase the value, rent it out and then when you refinance it with long term financing, you (hopefully) get some money back. It doesn't always work out perfectly but it's been a great strategy for us to build our rental portfolio.

I'm sure there are lenders who might chime in with other recommendations. This is just what has worked for us!

 The answer to these questions depend on what your goals are and the type of investment you're hoping to buy. If I was first starting out with $100K, I would spend some money on marketing to get deals direct to seller to get better deals. But, this takes time and effort. The good thing about starting now is less competitive (as others already mentioned) and getting the experience sooner, rather than later.

I've invested in markets outside of where I live (within 5 hour radius) and ended up selling them all to consolidate everything closer to home. I find it easier to connect with resources in my own city than investing from afar, but I know others who have lots of success with this. Everyone's experience is different, so it's important to decide what you think is best for your situation.

I have found many of them through social media, mostly facebook and instagram. You could also Google to see if your area has a local REIA (Real Estate Investment Association) or other meetups. And definitely ask some of the people you already know :)

 Love that you already have some Columbus folks reaching out to you! I'd also definitely recommend going to as many networking events as you can. This will help you meet lots of different people in the industry who might help you along your journey or at least share their own experiences that you can also learn from.
