 You're making me feel horrible Mike lol All I wanted was 8 grand out of this and an investor convinced me to talk him down a lot of money for his own rehab benefit. While other investors are calling my phone saying they'll give me 78k. I originally had it undercontract for 70k I still can not believe he accepted an offer of 45k. That is beyond me. Lol

 Is it my inexperience talking here when I don't see how this could benefit a long term business strategy? You're making a killing in this deal, as is your investor, but I can't imagine you'd make a good name for yourself profiting this much in one transaction. This is coming from someone that doesn't really allow personal emotion to cloud his investment decisions. I can't imagine any other reasons someone would sell that low unless they are clueless, desperate or felt like giving up all worldly possessions and moving into the woods. Sucks to be him/her I guess?

Yes, I am. You're definitely right. I can farm the areas, and also find out which areas are having the most cash transactions with the least amount of days on market. Wish me luck!

That's a really good point, this might be my ticket to actually create a business. What areas in advertising would you recommend? Direct mail?

Do a double close, tell your first buyer that you have a back up buyer. If he doesn't sign the contract that is up to him.

On a side note, it sounds like your seller is in a helpless state. It might help the soul if you did something to help them with some of the profits.

Those were some pretty good tips, you're 100% right. I shouldn't make more than the end investor. It actually happened unintentionally. One of the first investors convinced me to chop the seller down thousands. I originally had the deal undercontract for $70k hence the $78k price. My whole profit would've been 8 grand. But surprisingly the seller accepted the low ball offer of $45k and more and more investors were still willing to pay the $78k so I stumbled into an opportunity. 

Only one investor knows I have it undercontract for $45k, and thats the one who convinced me to chop the seller down in the first place. I really hope I'm not being greedy, but how often does this really happen?
