When in doubt, contact your planning department in the applicable jurisdiction.

Hello!! 

We have a property under contract in Holly Springs, Raleigh. It’s on 0.22 acres and needs full rehab. It’s currently as R15 zone. We wanted to check if we can change zone and could build a triplex. Any suggestions about how much time it takes for changing zone with wake county and is it possible? Thanks 😊

Hello… I have a property under contract in Clinton, NC. I plan to fix & flip the property. The property is on 1.40 acres. Can I sell some land separately? If yes, how can I do? Someone who has done it can pls guide me. Thanks

Thanks Zach.. it’s my first STR ownership that I am gonna manage. I have another property but it’s on long term rental and managed by property management company.

If you are self managing short term rentals, there are a number of tools available to help streamline some of your systems (combination of hardware and software). 

We use a tech stack of Appfolio (our primary property management platform/you probably can do without this) with Guesty, Remotelock, and Pricelabs all bolted on or integrated in our process for short term rentals. We also put a ring door bell or camera on the front and back of the property with smoke sensors and decibel sensors on the interior to record high levels of noise or smoking. 

Since you are self managing this property, be sure to let your CPA know you are actively managing a short term rental. Also keep a log of your hours invested in this venture. There are huge tax benefits if you are able to qualify as a real estate professional and there are additional benefits to having a short term as opposed to a long term rental. I just got an offer accepted for an existing STR property. I wish to continue keeping it on AirBnb and VRBO. Also I wish to manage it myself although never done that before. Looking for some advice as well S tools to manage it. Also is there any chance of continuing the existing listing just by changing host on Airbnb and VRBO. Thanks 😊
