@Sarafina S. Canton and Fells Point is good area to invest. It’s tricky right now because a lot of tenants are not paying rent. You can always do Section 8 and so at least you get majority of your rent paid.

@Brad Fallon your numbers seem right. Maybe Vacancy could be reduced to 5% especially if get Section 8 tenants. And 8% is average property management quote I have received.

I’m purchasing a row house in Baltimore City. Currently, it’s listed zoned R-6: “Low density rowhouse neighborhoods. Landscaped front yards, setback buildings.Accommodates detached and semi-detached dwellings, rowhouse developments and multi- family developments. Limited non-residential uses.”

I want to convert the basement unit as a separate unit, with proper bed, bath, kitchen, and separate meter.

Do I need get a zoning permit to build another unit? I know I’ll permit for bathroom, bedroom, kitchen etc but I wanted to make sure about zoning permit.
