I would be curious to see where a landlord was successfully sued and held liable because someone was injured in a pond that their property back up to.  Maybe in California.

Did they also say that Russia interfered with the election?  I'd spend a couple of $ and do a criminal background check on him before sending letters or confronting him.

Don't be bashful about asking for POF. I would put it in the ad that you require POF for a showing and blame it on Covid. Just be upfront and weed out the tire kickers and nosy neighbors. If not you will waste a lot of time. Also your phone will blow up from realtors. Be prepared to tell them you aren't interested in listing but will protect them if they bring you a buyer. Good luck.

We are putting our house on the market in 2 weeks.  We're in a subdivision of about 450 homes and there isn't a home listed for sale right now.  As someone mentioned Zillow listings aren't necessary current.

Home Depot and Lowes have standard DH windows in stock.  It's DIY if you are somewhat handy, they can be installed from inside and once you remove the trim stop it's easy as pie.  You need a utility knife, hammer, small flat bar, nail gun will help (everyone should have one), sharp chisel to remove old paint and caulk, caulk, caulk gun.  If you are careful you can reuse the old stop, if not a cheap small miter box and hand saw will work. 

If they are aluminum windows then you are in a whole new ballgame.

There is a window manufacture in Atlanta I have used in the past and I was getting windows in less than a week,  called last week and it's 4-5 weeks right now.  Lowes and HD the same for ordered windows.  Actually had to get a special size off Amazon last week and got it in 2 days. Paid more but at least it won't hold up the job.

 My county tases increase every year even though I pay them on time, my insurance premium increases every year even though I've been with them for 25 years, my dock fees increase annually and they haven't upgraded the marina in years, plus my dentist has raises his fees and I've been with him 30 years.  What's the problem with raising the rent a little every year?

If you don't have enough cash to pay the earnest money how will you pay for unexpected repairs, a vacancy or missed rental payments.
