I dove in, swam around and got out of the pool (in TX). For the past 7 years I have been part of a team that purchased land, built and operated small ALs for Alzheimer's residents. My primary role was finding, purchasing, building and liscensing the facility with the state. I was a minority share holder, on the executive team and in the business daily so I have a pretty good grasp. We sold in Feb.  Your question is too vague for me to comment much. What are you wanting to do? Open and operate an AL? Open an new one? Buy an existing one? Own the real estate and lease it to an operating company? It is a highly regulated industry and is licensed by the state so each state has its own rules. Par for the course your state is one of the most painful ones to operate in.

I am refinishing a yellow oak hardwood floor. I am completely overwhelmed by picking out a stain color. What color and brand is your favorite and if you a picture to go with it even better?! Thanks in advance.

Parrish & Company is a family owned San Antonio company (and Aggies (-:. You might try them. Good people. I used to bank the company about 15 years ago we I lived in Seguin and San Antonio, but I am not sure what their pricing is like or how it compares. Dan and Suzan Parrish are the owners.

Hey Eric, I happen to spending the week working from Starbucks in the great city of San Antonio this week! This may or may not be a deal. First thing is $25,000 seems WAY too low for repairs. I cannot rehab one SFR with foundation issues for $25,000 (which most of our houses we flip do have foundation issues). If you couple foundation issues with a C- property that needs to be brought up to a B neighborhood I would not think $25,000 would scratch the surface. What is the quality of tenants? Might need to plan for financially to have significant turnover which will require rapid fire make readies (and sounds like upgrades).

Very cool. What is your experience in the restaurant business? Are you going to be working in the business? What led you down this path? How did you finance it? Bank, Private investors, etc? What is the breakeven timeline? Stabilized ROI? Would love to hear more about the story. Building looks great.

My vote: Cash flow negative is not an investment. Take your profits and buy properties that are cashflow positive.
