I spend some time looking at the online rental sites. Zillow, Trulia, Realtor, etc, and get an idea of what people are asking for similar unit’s. I would shoot high and bring it down if no one responds. Then again, I’m brand new to all this as well haha. Good luck.

It’s what I’m planning to do if I can find a property to use it on. I’ve noticed while the VA loan is good for residential property, which means up to 4 units, not all banks will allow that. Most have told me they only allow up to 2 units, even Navy Federal last time I talked to them...which blew my mind. So you may need to shop around for a lender that knows how to work with a VA loan.

You can’t have 2 FHA loans at once. I believe what he meant by strategy 2 was refinancing to a conventional loan as a primary residence, waiting the required time 6-12months, then using the FHA loan you just freed up to purchase a new primary residence because you get the better terms. I think...

If you open a rental manager account with Zillow and post your property they send it out to multiple sites. Zillow, Trulia, and Hotpads I believe.

If you’re living in one side of the property you don’t need to wait a year to rent out the other unit. You just need to occupy the property for a year before you move out. Double check for yourself though. I believe there are exceptions to that rule as well, can’t recall exactly.

In case this isn’t obvious, it wasn’t to me haha, you can only do one FHA of any type at one time. So if you managed to use a FHA 203k loan on one property you can’t use a FHA 203b on the next. 203b is the first time home buyers program I believe.
