In my very bias opinion, Bloomington/Normal is an excellent market to invest in. New construction is certainly a viable option but I am seeing people have great success with the renovation of existing properties. We have an incredible amount of homes around downtown Bloomington that are 100+ years old that have nearly all been turned into 2-4 unit buildings. Getting those properties for pennies on the dollar, renovating them so they can withstand another 100 years, and fully furnishing them at a 30 day minimum is giving off some solid cash flow!

 Hello Diana, if you are asking how you acquire investor clients, that is the entire name of the game. You will need to constantly shift and adapt new ways to find leads throughout your career.

With that being said, here are a few ways you can go about it:

- Market yourself on Bigger Pockets agent finder so potential investors can find you.

- Attend local real estate meetups to learn what kind of deals people are doing in your market.

- Practice what you preach and get your own investment properties.

There is no magic “list” investors go to when finding an agent so you need to be incredibly knowledgeable about your selected asset class and market the hell out of yourself. Best of luck!

What’s up BP community! I’m looking for a little guidance from any licensed agent in Illinois who is currently wholesaling. I’m meeting a little resistance in my county as to the specifics of how the transaction should look. If you fit this box, or know someone that does, I would love to talk logistics!

 Congrats on getting your license! Just keep in mind when finding a brokerage that you are the one interviewing them. Any brokerage would be more than happy to hire a new licensee because you are paid solely on commission and not salary. Take your time, interview several managing brokers, and find the best fit for you as a growing agent.

I think you should expand your search a little further south into central Illinois. Bloomington, Champaign, and Peoria are all relatively large cities with an abundance of 2-4 and larger multi family buildings you would be able to house hack while you fixed the place up.

Paul if you were to increase your income via real estate, you would be increasing your income with cash flow and hopefully equity. Meaning if you added $100 in income a month the court would ask for a chunk of that. Yes you have to pay more in child support but at the same time you’re still increasing your net monthly take home and building equity all in one play.
