The best location in IL to invest in real estate

Hello everyone,

My employer asked to move to IL (Manteno). They have a new location there.  I am looking for house which is 40 - 50 min drive distance from Manteno. I do not have any problem to drive to commute. But I am looking for a A or B+ class neighborhood to invest. I am considering buying a small multifamily house for house hacking. 

Is there anyone who knows this area?  Pls  advice me about which location I should focus on. 

My budget is maximum 350 - 400 k$. My priority is appreciation of the property.

I think Indiana, better taxes or if Illinois Tinley Park has some multi family.... new Lenox and Mokena have some multi family and they are will county
