Paul if you were to increase your income via real estate, you would be increasing your income with cash flow and hopefully equity. Meaning if you added $100 in income a month the court would ask for a chunk of that. Yes you have to pay more in child support but at the same time you’re still increasing your net monthly take home and building equity all in one play.

I have to agree with @Michael Carbonare here. I would recommend staying within your local market if you’re just starting off and branching from there as your skills progress. Also, you can only legally wholesale one property a year without being licensed in Illinois. Just some food for thought!

@Jeremie Rochon I have been thinking about this topic more and more recently. NFT projects seem to be becoming the new kickstarter campaigns. You get your initial funding from the minting process and can reward the holders in various forms down the line. It only makes sense that you could carry this method over to the real estate market. I could see it working at scale with larger portfolios. What was the actual strategy you were trying to implement?

@Erika Wilson I would speak with your lender about this to make sure the loan isn't called due, but you could buy it using your name and then have them quitclaim deed it over to your LLC

@Luke Salela What’s going on Luke! I am in the Bloomington/Normal market and there is definitely no shortage of 2-4 units. I actually moved here a few years ago from Naperville and can say that your dollar will stretch much further down here. Rivian has their only production facility here in town and they are still bringing in people by the hundreds. So there are plenty of renters!

I know you posted this 2 years ago but better late than never! Rivian is making quite the splash here in Bloomington. It has created a much higher demand for properties in the area over the past couple of years.
