@Valeria R. - Welcome to BP. 

Excitement is one thing and doing it consistently is another. It requires significant investment of time and success may come after some time but if you do it consistently it will come for sure.

One thing I would recommend is feel free to ask questions and post it on forum. Many a times we are hesitant to post a question, but surprisingly you will find there are lot of ways to answer the question and its always to get to have multiple perspectives.

As @Ned Carey says - Just ask the questions and follow up with people, keep in touch

@Stan Hill - I agree HELOC's can be different from each bank in the same state. I am trying to go through the same process in VA and Baltimore area and getting different answers from each bank. It ultimately depends on how soon are looking for the cash and what are you looking cash for.

I was looking for cash-out refinance.

I would suggest take baby steps, learn the game and then start playing it. 

Few tactical steps

- Get involved in local REIA meet-ups and see understand what other investors are doing and how are they raising money

- Get an insight which areas are good to invest where you can get decent cash-flow

- Spend time driving around the neighborhoods as you know San Diego can be very expensive and I am sure you will find units at higher end and lower end.

- With all this you get an idea of what you have niche for wholesaling, rehabs, rental etc..

-Finally  feel free to ask questions and post it on forum. Many a times we are hesitant to post a question, but surprisingly you will find there are lot of ways to answer the question and its always to get to have multiple perspectives.

One thing I would suggest is getting any kind of loan in LLC's is challenging and the mortgage lenders who offer financing on LLC are very limited. You will find lot of options if property is under individual's name.

@Don Whitmire - One thing I would recommend from my experience. Please ask questions and follow up with people who you think can be helpful. Start looking to build relationships initially and establish credibility

Fair interest rate can be anywhere from 8-10% and also it depends on your relationship. What may work for one person may not work for you. If you reach out to HML they can offer anywhere from 12-18% with strict guidelines. With friends and family we can be flexible and usually its better to earn something on the cash which is just sitting there.

You can make the deed of trust in lender's name and in any scenario you default on the loan, he would would have a tangible asset which he can use.
