@Shakura Muhammad We did the flooring on our first flip. Saved some money and it turned out to be fairly easy. I'd recommend it!

- Complete class and obtain NJ license (End of Jan)

- Read 8-10 books in 2015 (Reading 'The Millionaire Real Estate Agent' by Gary Keller now)

- Get a website up and running .. Even if just a landing page (End of Jan)

- Wholesale 10-12 properties (1 per month)

- Get back into rentals! (2 MF rental properties by the end of 2015)

I started at 22 in 2007 with a duplex.

I wish I waited a bit to get started actually. I made every mistake an investor can make and had to deal with the repercussions.

Getting back into it much wiser now!

Reading, PA is horrible .. Or has been horrible to me.

I used to have properties there about 5 years ago. Finding quality tenants and dealing with the city made it a bad experience.

I didn't attempt to wholesale properties there though so it may be different for you.

If I were you, I'd look for another city to operate in.
