I'm just curious to hear from new and seasoned investors on what's working for you guys in regards to finding off-market leads?  Anything you find more effective than others?

Hi Ray, we use readymode or calltools.  They're great tools for beginners. I believe one license is under $150 per person.

I agree. A lot of times, it about buying data and cold calling to find motivator sellers in your targeted area.  Some have different reasons for selling and you might catch the right seller at the right time.  Let me know if you need any help.

Hey Austin, since you work full time, take a look at outsourcing your cold calling. The leads can be email to you and after work or the weekend you can followup with the seller to close the deals.  This method might be more efficient for you.

I think you should try a little of everything to figure out what works for you. But I do agree its a numbers game and you want to find the best outreach method that is time and cost effective to you. How many doors do you think you can knock on vs how many can you reach via cold calling? 

 If you want cold calling to be effective, you might want to setup a dialer system.  It will help you reach a bigger audience and reduce your fatigue.  Or you can outsource it for reasonable price so you can focus on closing the deal and still have enthusiasm talking to the seller.
