I used e-renter for background check of an applicant. Although he mentioned he was never evicted in the application form, an eviction incident came up in the report.  Address listings in the report show that he had some connection with that city (where eviction happened). No SSN provided in the eviction report (only name match) - so we are not for sure. How to proceed in this case ? Just decline the application? Ask the applicant about it ? Or should I try finding the plaintiff listed in the eviction case and ask him/her ? Otherwise the report looks good (passed FICO 621 test).

Look, I am a newbie in this. This is my first home renting. It is perfectly OK that I ask questions like this.  In the case of fridge handle, and many other events followed, I followed the greater view expressed here and replaced/repaired things free of cost. I felt this was a bigger event. I fail to see the point in your condescending comments. Perhaps you enjoy this :-)

Carpets were replaced about 8 years ago. I was living there, so the carpet material was high-end. It is a hot market, so easy to find new tenants. A problem with going for another term without repairing is that we already know that $1000 out of $2000 deposit is used. What happens if there is going to be further damages (considering the pets) that exceeds $1000 ?

My tenant just informed that he accidentally burned holes on the carpet. Apparently this happened a month ago and he was afraid to tell me. His lease is expiring next month, and we were negotiating for an extension. He wants to live with the damaged carpet for another year and the cost be deducted from deposit at the end of the next term.  I want to get this repaired ASAP (by a professional and paid for by the tenant) if he wants another term. Am I being reasonable in asking for this ?

Greg and Bryan. Thanks for your inputs. I will offer a 12 months extension with a possibility for a replacement (their responsibility) in between .

My 3 tenant's (joint and several) lease ends this May 31st. I offered them a 12 months extension for the same cost. One of them is looking for a house to buy and wants the lease to be extended only for 2 months (June and July). The other two promised me a 12 months lease after that. The reason is that they want to find a new mate for the next 12 months lease. This puts me in a difficult situation. They were nice tenants and I want to help them. But there is no guarantee (other than their word) that they will sign a new lease after the two months extension ? If they back out, August is not a good month to get people in (school). Your thoughts ? Thanks !

Tenant request permission use the house for his consultancy work.  He says that work involves people visiting him (one at a time) for some type of mental therapy. Our city's guidelines seems OK for this. The tenant is very good and I like to help him out. But I would like to know of any negative implications (insurance, bank mortgage etc). Thanks in advance,

I know.  We have used many fridges - old and new. Never managed to break the handle. I decided to cover the costs this time with a warning.
