Thanks for your thoughts. The handle is about $35. So it makes sense not to bother them with it, right ?

My tenants (3 unrelated adults) informed me that handle of the Fridge is broke. The fridge was new and they were the first to use it. They said they do not know how it was broke. How to handle this type of incidents ? Ask them to fix it or I fix it now and bill them later ?

Bill,

So, even if we have a no-subletting clause in the lease the CO law prevails, right ? In that case, how can I prevent the tenant from bringing an unwanted person to the home ?

Thanks everyone for your excellent comments. I will allow her to find out a replacement tenant who meets my standards. Will hold the SD till the lease end. They will need to settle it between themselves. I was not very happy about the additional work - but I guess this is part of the game.

I leased my single family home in Colorado to three ladies. They signed a joint and several lease on Oct 1st. One person wants to move out before the lease ends citing differences with others. She is looking for a replacement tenant. A few questions.

1. Can I refuse the replacement offer and insist that she stays till the end of lease (May 31)

2. In case 1 is not an option, Should I do background check/credit check of the replacement tenant ? What if none of her replacement meets my standard ?

3. How do I deal with her part of the security deposit ? They paid security deposit with a single check.

Thanks for your replies. I got two to sign on one lease, one check for deposit and rent. Third sent a scanned one. Wrote joint and several. Lease signed till the end of May.

Thanks all. I just signed my first lease. My lease ends in May end. I hope to get better (and more) applicants in the summer.
