Hello,

I've a deal that came across my table for which the expenses are 80% of the annual rent. What is the recommendation as per the 50% rule ? Should I avoid deals that have too high ratio of expenses and rent ?

I came across a land/lot in McKinney TX that was assessed by the county for 90K this year and is listed for sale at 150K. Is there a general guideline that I can use to decide how much premium I should pay for it ? The cost of building a new home is over $100/sq ft, so to build a 3000 sq ft home, the total cost will be about 450K, if the land is bought at 150K.

Please advise.

@Matt - I plan to keep it as a primary residence but I'm also looking for investment properties to generate some cash flow. I personally never had a debt before and therefore, I'm trying to understand if I should offer cash down or go with financing. A mortgage on the primary home will not generate me any cash flow and therefore, the dilemma.

Hello folks,

Would you recommend using cash down or traditional home financing (20%) for a primary residence ? I plan to stay in the property for at least 5 years and just by doing the numbers, The total cost of the loan repayment in 15 years is coming up to be 175% of the loan amount requested. I'm a first time home buyer and am looking for some advice.
