Thanks Brad. That will certainly not be the case and the sell price will be around 140 percent of purchase price. Should be ok to find conventional buyer then.. Right? 

also, this home that I will buy for flipping will not be a foreclosed home.

Thanks Brad and Greg. What are the restrictions, if any, while selling to a buyer using conventional financing? Does the 90 day rule apply here as well? I fully understand now the FHA rule but am not yet clear on the process if I find a conventional loan buyer for a home that I want to flip in less than 90 days. Please advise.

Can you please advise what are the latest rules for a buyer while considering a property that is being flipped by the seller ? If there any 90 or 180 day rule that prevents the sale of a flipped home to a buyer trying to get an FHA or conventional loan ?

Is it common for a GC to charge retainer fee or consulting fee for doing a rehab project. I am working on a rehab project and out of a 20K budget, 5K is being charged as the consulting fee. Please advise if this is common.
