Post: Buy & Hold Rentals In Flint, MI

Hello,

I want to ask those who have rentals in Flint, MI that are buy and hold investors why you have properties in the area. I currently have an opportunity to buy a property that has numbers that work well for me in Flint however I am aware of the declining population, crime, etc. I would value some insight from other investors what their game plan is long term before I make any decisions. This is bit of dumb question. I want to ask when it comes to rehab out of state for either a flip or Brrrr property out of state, how does the contractor gain access inside the property? Do you get a property management company first and then have property management give the contractor access or have just send the keys to the contractor first? I can easily find a lot of answers to questions regarding to flipping/ rehabbing except for this topic in particular. Thank you in advance!

I've looked at multiple homes recently because I am considering seller financing. However when looking at these deals, I so far cannot find one that will cash flow positive. Only negative. I realize since seller financing terms a shorter which causes the monthly payment would be higher but I do have to ask, is that the norm that real estate investors go through with seller financing is to cash flow negative each month?

I'm from Southern California and I'm interested in finding a private lender through any local REI meetings. However, I would not be investing in California but the Midwest because I would not get any good returns in California. If I were to go to a local REI meeting, would a private lender be willing to fund a deal that is long distance? I thankfully have boots on the grounds and connections to help me look for deals so I would assume I'm off to a good start. If for some reason private lenders are not willing to fund a deal long distance, what is the next option? Thanks!

I've seen some investors mention that they flip houses along with keeping rentals. I find this puzzling as to why some investors do both especially when the BRRRR strategy exists. Is there any particular reason why they flip instead of BRRRR? I realize this may seem like a dumb question to some on here but I really would appreciate some insight. Thanks!

I've watched a few Biggerpockets videos and podcasts and have heard of many people using private money for real estate deals. When looking at private money loans, I see a lot of people using them for flips and not buy and hold. I know what private money is so thankfully I don't need an explanation. However I could use an explanation as to how private money loans are structured for buy and hold. What is the typical interest rate, loan term, etc.? I can get clear answers to how fix and flips work with private money but can't get good answers for buy and hold to save my life.

Exactly what title says. Does some guy come over to make you’ve moved in within 60 days of closing or how does that work?

I was looking to see if there are any possible grants to fund investment properties and came across hearing about the HOME Improvement Partnerships Program with HUD. From my understanding the Government helps fund local and state governments for distressed properties in the area. This program was also recommended to me from articles and blog posts about grant money for real estate. On the articles it sounds like this program is available to the public however the wording on the HUD website sounds it is exclusive to local and state governments only. Has anyone here participated in this program? If so, what is your experience?

I haven't placed any money into escrow. I would assume the agent would have told me to send the money somehow after signing. I'm going to call the agent tomorrow and find out if I can contact the broker.
