Buy & Hold Rentals In Flint, MI

Hello,

I want to ask those who have rentals in Flint, MI that are buy and hold investors why you have properties in the area. I currently have an opportunity to buy a property that has numbers that work well for me in Flint however I am aware of the declining population, crime, etc. I would value some insight from other investors what their game plan is long term before I make any decisions.
