What's The Point Of Flipping When There's The BRRRR Strategy?

I've seen some investors mention that they flip houses along with keeping rentals. I find this puzzling as to why some investors do both especially when the BRRRR strategy exists. Is there any particular reason why they flip instead of BRRRR? I realize this may seem like a dumb question to some on here but I really would appreciate some insight. Thanks!
