@Shiloh Lundahl I saw the same pattern when I was researching potential coaches. There are a lot of negative comments about coaches and gurus from people that haven't given training or coaching a chance.

@Deonte Smith Most of the successful real estate investors I know don't have a license nor do they feel the need to get one. The most significant benefit to having one, in my opinion, would be having access to the MLS.

I think its best to not rent to friends and family. 

The only exception would have friends as a roommate in a house hack.

@Codi Clausen Yes, we bought it the same day we saw it. We loved the neighborhood and it just so happened that the tenants were outside, so we got to see them. They've been in the property since we got it and they just renewed their lease for another year.

You don't want to have tiles laying on wood.

I suggest putting cement board on top of the wood then put tiles on that.

Some people have a lot of equity in their properties, so they disperse it into other properties.
