If you're going to have any rental properties make sure to thoroughly screen potential tenants. Don't fall for the sob stories. At the end of the day, it's your business so do the proper amount of research, so you don't get burnt.

One option could be getting a rental property with the 20k you do have. The extra income that comes from that can pay off your student loans. 

The second option would be to go with what you initially were interested in and flip a house and see how that goes. 

There's plenty of other ways to go about it, but either of these options would get your feet wet and pay off some of the loans.

Being a student myself, I've found that local meetups are a great way to get in touch with local investors and see what they're doing in the area. Plus its great for networking.

@Ned Carey I'm still learning about the BRRRR strategy so forgive me if this is a dumb question but what makes a property a good BRRRR candidate?
