Out of State Investing

The market in my area is very expensive and I would like to buy properties out of state, but the problem I face is that I obviously can’t physically see all the homes I’d like to consider. Does anyone else face this issue and what do you do to overcome this and conduct successful investments?

I live in Canada and purchased a rental unit in Warner Robins GA without ever setting foot in it.  The realtor did a live video with her IPhone which included a drive through the neighborhood, the surrounding houses, the front and back yard and the entire dwelling.  My wife and I were satisfied and pulled the trigger shortly thereafter.  I have learned from listening to the BiggerPockets podcast that buying without ever seeing is not as unusual as I thought.
