I believe you need to spend an equal amount first before the loan is given. That could be a different program but I know they want you to have some equity in the property.

@William S. I still have that property in Milwaukee on 98th for sale.... just rerented for $1400, 100% rehabbed 2 years ago, new roof 2 months ago.... seems like it would give you the numbers you want since all capex would essentially come back to you since everything is brand new...

Also, older sellers are usually not interested in owner financing, they just want to cash out. (In my experience)
