I put most of my efforts into Real Estate, I like the direct control I have over the asset. That being said, I took some time to dig into the stock market just enough to know that I don't feel nearly as comfortable with the asset class. 

What I personally do to get a little of both, is take a part of my Real Estate proceeds and steadily invest into a small range of index funds I plan to let sit until I'm ready to start drawing in Retirement. The majority of profits go into expanding my portfolio, but I do have a set point where I will flip and contribute a larger majority of profits into index funds as until I'm ready to step out of wage paying work.

Hey @Andy Daniels I can confirm that my company LeaderOne (Traditional Lending), if you've purchased a home in cash, you can refinance the very next day after you close. You can get 75% LTV or your original purchase price + Closing costs back out (lesser of the two).

While I don't personally Service Portland, I can get you connected with someone who does. Either way feel free to ask additional questions and I'll do my best to help!

If you have to relocate for work or get a new primary more than 100mi from your current residence you could get another FHA.

This also works if you can prove that your legal dependents increase (start having kids typically) and the property can't support the increase in family size. As long as you have 25% or more equity in your current FHA home, you could get another one close by.

Short of that, you could potentially step in as a non occupying co-borrower, but you wouldn't be able to co-sign for your spouse as an occupying co-borrower, though she can still try to qualify solo.
