I’ve had to add in more direct verbiage about smoking not only in the unit but also on the premises. Also, I’ve added direct verbiage about tenants leaving trash or belonging in shared spaces.

No clue how but my pin nailer has made its way into my heart. It’s a great tool for tiny trim work and helps attach all sorts of thin sheeting. At a 23 gauge it also makes holes you can barely see on white and totally invisible on darker materials. I got a deal on a cordless Makita and I use it almost weekly.

But my favorite tool by a long shot is the Klein 11-in-1 screwdriver. It comes philips, flat head, and bolt sizes and can cover a wide range of applications. I use that tool almost daily.

Also I agree with the above comments about an oscillating tool, this is totally essential.

@Brian Wilson I wouldn’t limit yourself at all, Milwaukee gets the tag “rough” quite often but this city is setup “block by block”. That means a house in the 200 block could be an instant no verse a house in the 400 block could be an amazing deal. Madison is a tough market as prices have skyrocketed due to lack of supply. The Fox Valley is a great area to invest in with the right deals. I was born and raised in Madison, lived in the Fox Valley for years, and now reside in Milwaukee. Without question the best margins are here in the 414 or 262 but you have to take a much more microscopic look versus the “big picture” happy hunting!

@Adam Gollatz thanks I will PM you. I have a close mentor who is also a landlord and agent so he made sure we didn’t overpay and we purchased this property so the downstairs unit would rent for 1% of the mortgage which we did. The units are really nice now but these tenants have been an issue.

@Marcus Auerbach thanks! I would appreciate the referral since I doubt this will be my only run in with this. Previous landlord was very hands off with the property and it’s been uphill with these two but we’ll find someone better, the place is still nice.

My property here in Milwaukee has an interesting situation. I inherited two tenants living downstairs who have been smoking in the unit. The smell is totally overwhelming even with the HVAC upgrades. I re-read the lease they are presently under and discovered they lease does not have direct language saying they cannot smoke but labels smoking as a form of damage that would affect repairs. The tenants have now said they will not sign a new lease and will not sign a provision to their existing lease. Not sure how to handle this one.

I’ve looked a properties in that area and it’s a decent spot in Milwaukee. From appearance only it’s a rougher neighborhood but it’s mostly work class people. Crime will be mostly petty with small chance of violent crime. If your property is close to Lincoln Avenue School that will help as the narcotics territory is worth less so you won’t see any turf issues. In those areas of Milwaukee you can follow the 1% rule with one unit, you’ll be good. Given the location you can target those who work at Aurora St. Luke’s and also look at marketing to Travel Nurses who are looking to stay close to the Hospital also.
