I work with a Turnkey Provider and, from our experience, the two best ways to secure your investment is by purchasing a property from a company that only manages properties they have personally repaired. Any turnkey provider can fix a house and sell it "turnkey" but the less reliable companies will never manage their own tenants or their own repair work.

Similarly, property management companies that know both (1) the condition and history of the property, and (2) know the tenant is the best type available, will have the best return on time and money.

I own a duplex and manage the world's easiest tenants, so I'm thinking I'll self manage the first 10 units and then start outsourcing. Most sellers are usually former homeowners so I'm thinking I'll self-manage those but if I buy a property from a Turn Key Real Estate Provider then I'll probably use their management services.

Ultimately, I'm looking for time-freedom from my rentals. I'll do whatever I can to get my fastest 10 rentals and then start buying properties from Turn Key Real Estate Providers so I get access to good property management and less work finding deals.

Hi @Andrew Latus,

Welcome to the forums! I'm in the same boat as you (minus the newborn) and I'm also looking to live off rental properties by 2025, too. It's definitely a tall order but achievable. 

If this helps, I've calculated I'll need 20 properties (all with mortgages) to "retire" and live off the 'passive' income. Is that pretty close to what you and the wifey are thinking?

Welcome to the forums! Speaking from experience, there is a ton of helpful information on here to learn from on here.

What kinds of property are you thinking you'll buy? The most "classic" and affordable are single family homes but some investors prefer the "2-for-1" duplex option for first time investing.

If (1) You're able to move, and (2) you want to be creative with your financing, I purchased a duplex (my first investment property) and did 5% down FHA loan. I can move out after 12 months and keep the FHA loan on the duplex but then you can keep more of your cash on hand instead of tied up in the first property.

Welcome to the forums! There are tons of helpful users on here and a wealth of information to glean from other users.

Commercial and residential can be quite different due to the nature of who wants your space. I'm currently renting to a duplex 'couple' and they are more transient in nature (as compared to single family renters)
